Planning assumptions and included work

Dallas-Fort Worth: $7 to $10 per square foot of roof surface for standard architectural shingles, ordinary tear-off and labor.

Known roof surface includes slope. Footprint mode applies one pitch; 6:12 means 6 inches of rise per 12 inches horizontally. Multi-story living area is different from roof footprint.

Waste, steep-roof labor, decking repairs, low-slope areas and unusual access need a measured project scope; no separate allowance for them is added here.

Use roof area, not total living space

Living space counts rooms across all floors. Roof footprint describes the area the roof covers when viewed from above, including covered areas outside the living space. Roof surface follows the slopes.

A simple 6:12 roof has more surface than its footprint because each slope rises 6 inches for every 12 inches horizontally. The calculator applies that geometry to a footprint; it leaves a known roof-surface measurement unchanged when pitch is changed. Different roof planes and overhangs still need actual measurement for a quote.

Should I enter the square footage from my home listing?

Only if it is actually a roof-area or footprint measurement, which home listings generally are not. Total living space can count multiple floors while excluding garages and porches. Keep the example when the roof measurement is unknown.

Why does pitch change a footprint result?

A sloped surface is larger than its horizontal footprint. The calculation uses that geometry only. It does not also add a separate labor surcharge for a steep roof.

Does pitch change a known roof-surface result?

No. A known surface measurement already includes the slopes, so changing pitch does not increase that area again. Pitch still matters to whether asphalt shingles are an appropriate system.

Can I use this to price a small repair?

No. A small repair has access, setup and detail-specific labor that cannot be priced by multiplying a few square feet by a whole-roof replacement rate.
